Landscape Improvement Resources

Drive through the Stadium or Palmer Residence entry gates and the first thing you’ll likely encounter is landscape equipment. That’s because Res I’s curb appeal doesn’t come about by chance….it takes hard work to look this good. The Association has both an in-house landscape staff and contracts with outside landscape companies (our largest budgeted expense) working year-round to care for our grass, trees, shrubs, flowers and lakes. It’s an enormous undertaking, and homeowners can help by following these guidelines:

When planning to modify your landscape, hardscape or make a change in your irrigation, an approval process is required. You will need to submit a Landscape Change Application to the HOA office for approval. This must be completed, submitted and approved prior to any modifications being performed.

Please do not plant trees or shrubs without first getting Association approval. Keep in mind we do not generally remove healthy plants unless they’re causing a problem. As a policy matter, the Association will replace dead or missing greenery.

If you’d like to make modest changes to landscaping (such as adding shrubs, install a limited amount of artificial turf, etc.), begin by contacting the Association and getting written permission. Download a Landscape Improvement Request Form and follow its instructions carefully. Keep in mind we do not generally remove healthy plants unless they’re causing a problem. As a policy matter, the Association will replace dead or missing greenery. 

Before planning to add any cactus plants outside your home, please read the Association’s Cactus Policy.

We have in-house pest control personnel who spray for insects outside homes (but not inside garages or homes other than condominium attics, which are considered common area). We also place rodent bait stations throughout the property and set live-capture traps for skunks and raccoons. If you suspect any of these problems, call the office or fill out a Work Order request.

While fishing is permitted in Res I’s five  lakes by homeowners and their guests, swimming and boating are not. We regularly inspect lakes for excessive debris, weeds and algae and use as few chemicals in the lakes as possible to reduce algae growth
